Applying for a property?
Here are some tips to help you:

  • Submit your application the next business day after viewing the property
  • Contact your references to let them know in advance that someone may contact them
  • Provide a cover letter explaining your circumstances
  • Make sure you have 100 points of ID
  • Provide current month's bank statements, payslips, utility accounts
  • If you have recently sold your property, provide your selling agents details
  • If you are self employed provide your accountants details
  • First time renting? Pet owner? Relocating from overseas? - Provide written references



Urgent Repairs

Please contact our office immediately regarding repairs of an urgent nature. If it is outside of our office hours, please contact our after hours tradespeople. For your reference, the following list is considered an urgent repair under the Residential Tenancies Act 1997.

What is classified as an urgent repair?

  • Burst water service
  • Blocked or broken toilet system
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious floor damage
  • A serious fault in a lift or staircase
  • Failure or breakdown of any essential service or appliance provided by the Landlord/Agent for hot water, water, cooking, heating or laundering.
  • Failure or breakdown of the gas, electricity or water supply
  • Any fault or damage in the premises that makes the premises unsafe or unsecure
  • An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted

Property Management Team

Olivia Scott – Senior Property Manager

Olivia joined Solid Group in 2010 and worked alongside the Managing Director and Property Mentor, Lynne Wilton, as her personal assistant and after sales support.

Gaining experience and learning along the way, Olivia’s interest and passion for real estate grew and completed the Agent's Representative Course at the REIV in 2011. With her high attention to detail and excellent customer service skills, she took on the role of Contract Manager and was further involved in the growth of Solid Group.

Olivia moved over to join Solid Property Management in 2016 as Assistant Property Manager before heading off to spend 7 months overseas travelling with her partner.

She has re-joined Solid Property Management as Senior Property Manager and is overseeing the growing portfolio.

On the weekends Olivia plays netball for Bentleigh Football Netball Club and enjoys hanging out with her dog, Hank.

Alina Sinclair – Operations Manager

When Alina joined Solid Group, she brought with her a wealth of Property Management experience.

Having started her real estate career in 2003, Alina has gained a respected name in the industry.  Alina has received multiple awards and completed a Certificate IV in Property Services.

In 2014, Alina played a big part in successfully launching Solid Property Management. Focusing on providing a standout service and ensuring the inner processes and systems of the business run smoothly and efficiently. With exceptional people skills and attention to detail, her continuous dedication and support to the team is invaluable.

Alina enjoys spending time with her husband Rob and daughter Eva at their beach house down on the Mornington Peninsula.
